No business or illegal activity shall be conducted on the property. -Tenant agrees to keep the Premises clean and in good condition. Tenant shall promptly notify Landlord of any needed repairs. -Tenant shall be responsible for payment of all utilities and general maintenance. -Tenant agrees to comply with all property rules and local ordinances. Loud noise, disruptive behavior, or any illegal activity shall be grounds for termination. -At the end of the Lease term, Tenant must vacate the Premises unless a renewal agreement is signed. Failure to vacate may result in additional charges or eviction proceedings. -Landlord may enter the Premises for inspection, maintenance, or emergencies with at least 72 hours notice, except in cases of emergency.
