-Owner / Agent -No Pets or smoking allowed -Only the individuals listed below are authorized to occupy the Premises -All tenants and occupants must be approved by the Landlord in writing prior to residing at the property. -Any unapproved occupant residing at the Premises for more than 5 consecutive days or 7 total days per month shall be considered an unauthorized occupant and a violation of this Lease -The Tenant shall not sublet, assign, or allow any other person to occupy the Premises without prior written consent from the Landlord. -The Premises shall be used solely for residential purposes and occupied only by those approved tenants listed in this Lease. No business or illegal activity shall be conducted on the property. -Tenant agrees to keep the Premises clean and in good condition. Tenant shall promptly notify Landlord of any needed repairs. -Tenant shall be responsible for payment of all utilities and general maintenance. -Tenant agrees to comply with all property rules and local ordinances. Loud noise, disruptive behavior, or any illegal activity shall be grounds for termination. -At the end of the Lease term, Tenant must vacate the Premises unless a renewal agreement is signed. Failure to vacate may result in additional charges or eviction proceedings. -Landlord may enter the Premises for inspection, maintenance, or emergencies with at least 72 hours notice, except in cases of emergency.
